Buying a new home is an experience that’s unlike any other. On one hand, there is a great deal of excitement, but on the other, there is almost always an equal or greater amount of worry, stress, and frustration. But, what many home buyers don’t realize is that their actions have a direct impact on which hand is fuller. For instance, a lot of home buyers make three key mistakes when they’re buying a home that can ruin the entire experience, and in some cases, their home ownership goals.

Here, our home builders in Leland, NC share the top three mistakes to avoid when buying a new home.

#1 – Buying a Home While in Debt

Buying a home while you’re still in debt is always a terrible idea, especially when you’re buying a pre-owned home. The reason is because you don’t want to have to be worrying about a ton of other financial obligations when you have a mortgage to worry about.

Ideally, you should eliminate as much of your debt as possible and save at least three to six months’ worth of expenses in your bank account before you think about buying a home. This savings is in addition to the amount you will need to put down on the home. By freeing up your debt, you’ll be able to make your monthly mortgage more comfortably and still have your savings to fall back on in the event the home needs a major repair sooner than you had hoped.

#2 – Foregoing the Home Inspection

Sure, a home inspection costs a few hundred dollars, but if you choose to buy a home without one, you could find yourself facing a potential problem in the near future that could wind up costing you thousands. A home inspection will provide you with a thorough overview of the home’s structural elements in addition to its electrical, plumbing, and heating and cooling systems – all of which can be very costly to repair or replace.

Another reason to go with a home inspection – your home inspection report may give you some added leverage in the negotiations for the home. For instance, if the inspection recommends the roof to be replaced, you may be able to use that information to reduce the asking price of the home.

#3 – Buying the Home Through the Listing Agent

Some real estate agents who lists the home for the seller have only one goal – to help the seller get as much for their home as possible. This not only makes the seller happy with the agent’s services, but it also results in a higher commission for the agent. Therefore, buying a home through the listing agent can be a mistake. One suggestion is to use the services of a “buyer’s agent.” A buyer’s agent is a real estate professional who only works on behalf of the buyer and on average, these agents save their clients an average of 5% on their homes.
